Before you buy a plot /building check our Vastu Tips
Below are the lists of vastu tips required  for various business and property categories. Please click on the categories mentioned above to view the list. 

  Vastu Tips 
  • Yellow color soil is good for business class.
  • Rocky, non cultivable land is not good.

  • Plots/buildings sold by rich people for reasons other then misfortune & poverty is good. Saleby distressed, unfortunate people should be avoided.
  • Rectangular plot with long north to south is better then long east to west.

  • Wider front gate & narrow end is not good. Narrow front with wide back is good.

  • A small sized plot between two bigger plots is not good.

  • Reject any site with well towards North or East.

  • If your plot is not rectangular see that at least South East and South West Corners have a 90 degrees angle.
  • Except in North East, if your land is elongated towards any other side it is not good.
  • Never buy a plot which is cut on the North East corner.
  • If North East corner of the plot is extended it is very good.
  • The plots should not be in the neighborhood of any religious place, public places, like marriage halls, hospitals, courts, factories and burial or cremation grounds.
  • The South or West of the plot must be higher than North and East. If it is not, you should be able to make it so by filling and putting more earth on the same. If it is not possible you should not buy the plot.
  • If you are making an underground tank for water storage in your house, locate it in the North Eastern corner of your house. Municipal water supply should also start from North East direction of the house.
  • Southern side road is not considered to be very good.
  • Northern side road is good.
  • A road on the Western side is reasonable.
  • Roads surrounding plots :-
  • A square plot surrounded by roads on all four sides is excellent. Buy it even at a higher cost.
  • If a road ends in your house from the North Eastern corner it is considered very good.
  • Roads on South is not good (can be good in some cases).
  • Road on North or east is good. Roads in East and North is good.
  • Road on West is ok, Roads in north and west is ok.
  • Land surrounded by roads on 3 sides.
  • Roads on East, West & North - not good, also roads on North, West & South is not good.
  • A road ending in the house is very bad. Never buy a plot in which road comes like a dagger provided it is not coming from North East directorion.
  • There should not be anything blocking your main gate (like electric and telephone pole or a tree or some other pillar), it is very bad.
  • A stream of filthy water in front of your house, factory or office is a clear loss of wealth. Even stationary dirty water is bad.
  • Do not use any material from an old building in a new building.
  • Circular, oval, triangular plots are not good.
  • Gate of the plot on the North, North East or the East is very good.
  • All heavy goods/appliances like Refrigerator, Steel Almirah , Dinning Table, Sofa and Gas Cylinders should be kept towards south wall of the house/flat.T.V , music system should be kept towards south east portion.South East portion of the house/flat should kept lighted most of the time.Use handy waterfalls/fountain towards the eastern portion alongwith aquarium etc.Bamboo tree may be kept towards the northern part of the house.Avoid having bims above your sitting/sleeping place .

  TIPS FOR SELLERS... 
  • Place your home on the market as far in advance as possible of purchasing a new home. Time is money, so the sooner, the better.

    Be sure that the exterior of your house is visually appealing so that potential buyers even driving down the street are attracted to the property and motivated to contact you or your selling agent.
  • Now that you've attracted the potential buyer to your property, be sure that the interior of your house is up to the standards of the exterior
  • Clean, Clean, Clean!!! Make sure that your windows, floors, carpet, and bathroom tiles are spotless.
  • Remove any clutter and make sure that items are neatly stored.
  • Add some fresh flowers, scented potpourri, or play some soothing music to create a welcoming environment.
  • You don't need to make major cosmetic changes-the condition of the house should suggest that it has been properly maintained, regardless of how old the property may be.
  • Find a real estate broker or agent who seems knowledgeable and credible. You will be working closely with him/her so you should make sure that he/she has a personal style that will suit well with your own.


    Demand Experience: Selling a home is a large transaction with lots of rules and regulations so you need to be sure that your broker/agent is experienced in what he/she does.


    Look for Commitment: Try finding a broker/agent who works full-time in the Real Estate profession.


    Conduct Interviews: Get recommendations from friends, relatives, or neighbors regarding brokers/agents they have worked with. You can also search the Web, read through home magazines and newspapers to learn about brokers, agents, and their companies. The interview does not have to be a formal one-it is just your opportunity to meet or speak with a broker or an agent so that you can explain your needs, ask questions, and determine whether or not you feel comfortable dealing with him/her. Here are a list of questions you may want to ask a broker or agent before working with them:
    • How long have you been in business?
    • How familiar are you with this area?
    • How many houses have you sold in this past year?
    • What is your commission?
    • How do you intend on marketing my property?
    • How do you plan on organizing meetings with potential buyers?
    • Can you provide me with any references?
  • Set Your Listing Price. In order to set an appropriate listing price for your home, spend some time evaluating market conditions and financial factors. Your real estate broker/agent is a great resource, so talk with them to come up with an initial listing price. Do not be in a rush to sell your home-you will receive a fair market value in due time.
  • Show Your House to Home Buyers: You should always allow a buyer's agent to show your house, even if it may not be very convenient for you. Your selling agent will usually put a lock box outside the house so that other agents can conveniently show your property to homebuyers.

Signing the Settlement Papers: Be sure to read every document carefully before signing.

    Collect Information from Several Lenders: you can contact commercial banks, mortgage companies, credit unions, or mortgage brokers. If you choose to work with a broker, you should as how he or she will be compensated so you can compare the fees for different brokers. Keep in mind that this process will entail negotiation if you want the best rates.


    Collect Important Cost Information : Know how much of a down payment you can afford and find out other costs that may be involved in the loan. Simply knowing the monthly payment or interest rate is not sufficient information-you need to ask about the same loan amount, loan term, and the type of loan.

    Rates: collect the following information from your broker or lender:

    Whether the rates being quoted are the lowest for that day or week.

    Whether the rate is fixed or adjustable.

    If adjustable, ask how your rate and loan payment will vary.

    What the loan's annual percentage rate (APR) is.

    Points: these are fees paid to the broker or lender for the loan-one point equals one percent. The rate is usually lower if you pay more points, but ask for points to be quoted in dollar amount so you know just how much you pay.

    Fees: Expect to be charged loan origination or underwriting fees, broker fees, and transaction, settlement, and closing costs (many of these fees are negotiable.) If you are unclear about the multiply kinds of fees, make sure to ask your broker or lender to explain them to you.


    Down Payments and Private Mortgage Insurance: Most lenders offer loans that require a down payment of less than 20 percent of the purchase price. Otherwise, lenders will require the homebuyer to purchase private mortgage insurance (PMI) to protect the lender in the event that the homebuyer is unable to pay.

    Inquire about your lender's requirements for a down payment and about special program offers your loan may include.


    If PMI is required for your loan, inquire about the insurance's total cost, monthly payments, and duration.

    Get the Best Deal that You Can:


    Now that you know what each lender has to offer you, you can negotiate with them for the best deal. When you are satisfied with the negotiation, you should ask your lender for a written lock-in that includes the rate, period, and number of points to be paid.
